(PRS) Landlord database date finder
Every rented home in England will need to be on the new private rented sector (PRS) database. Registration opens region by region. Enter the property's postcode to see its dates.
These dates can still change. They come from the Private Rented Sector Database Regulations 2026, which have been laid before Parliament as a draft and haven't been made yet, and from the GOV.UK housing hub. Check the official pages before you rely on them.
When each region opens
| Region | Registration opens | Deadline |
|---|---|---|
| West Midlands | 15 December 2026 | 14 March 2027 |
| East of England | 15 January 2027 | 14 April 2027 |
| East Midlands | 15 February 2027 | 14 May 2027 |
| South East | 15 March 2027 | 14 June 2027 |
| Yorkshire and Humber | 15 April 2027 | 14 July 2027 |
| North West | 15 May 2027 | 14 August 2027 |
| North East | 15 June 2027 | 14 September 2027 |
| London | 15 July 2027 | 14 October 2027 |
| South West | 15 August 2027 | 14 November 2027 |
The dates follow where the property is, not where you live. Each region has a three-month window.
How it works
We look up the postcode's council and region with postcodes.io, which uses Office for National Statistics data. The draft regulations set out the regions by council area, and these match the ONS regions. Registration opens on the date in the regulations, and the GOV.UK housing hub gives each region three months to register.
Example: a house in Coventry is in the West Midlands, the first region. Registration opens there on 15 December 2026 and the deadline is 14 March 2027.
The law behind it
Part 2 of the Renters' Rights Act 2025 creates the database. The Private Rented Sector Database Regulations 2026 set the region-by-region start dates. They have been laid before Parliament as a draft. The deadlines and the fee are from the GOV.UK housing hub.
Questions
When do I have to register?
It depends on where the property is. Registration opens region by region from 15 December 2026, starting in the West Midlands, and each region has three months. The last deadline is 14 November 2027 for the South West.
Is there a fee?
Yes. The government says it's £65 per property per year.
Do I register once or for every property?
You register yourself as a landlord and each property you let, and keep the details up to date.
Does Rentap register my properties for me?
No. You register yourself on the official service. Rentap shows each house's dates and what you'll need, so you have it to hand.
Not legal advice. This tool shows the dates as published. Check the official pages before you rely on them.
