They're responsible for real money and real legal duties, and they usually do it with a spreadsheet, a group chat and a folder of paper. Letting agents are expensive and often slow. Big property software is built for agencies with hundreds of units.

Rentap is the tool in between: simple enough to set up in an evening, careful enough to get the legal steps right, and priced at £2 a room, so a five-room house pays £10 a month.

What we believe

• Your rent stays yours. Tenants pay you directly. We never hold client money.
• Tenants deserve clear records. When everyone sees the same rent, payments and bills, most arguments never start.
• Software shouldn't need a salesperson. You can sign up, set up and pay without talking to anyone, and we answer quickly when you do want to.
• We're a software provider, not a letting agent. Rentap helps you run your houses; the decisions and the legal responsibility stay with you.
