The government is setting up a database of private landlords and their properties in England, the private rented sector (PRS) database. Rentap works out when each of your houses must be registered, from its postcode, and shows what's ready and what's missing. You register on GOV.UK; Rentap helps you have everything to hand when you do.

Dates for each house, from its postcode

When you add a house, Rentap looks up its council and region from the postcode. Each house then shows when registration opens in its region and the deadline, and whether it's not open yet, open now or past the deadline. The dates follow where the house is, not where you live, so houses in different regions can have different dates.

The timetable by region

These dates come from the draft Private Rented Sector Database Regulations 2026 and the GOV.UK housing hub. The regulations have been laid before Parliament as a draft and can still change.

Region Registration opens Deadline
West Midlands 15 December 2026 14 March 2027
East of England 15 January 2027 14 April 2027
East Midlands 15 February 2027 14 May 2027
South East 15 March 2027 14 June 2027
Yorkshire and the Humber 15 April 2027 14 July 2027
North West 15 May 2027 14 August 2027
North East 15 June 2027 14 September 2027
London 15 July 2027 14 October 2027
South West 15 August 2027 14 November 2027

Rentap's "Landlord database" page shows the same timetable and marks the regions where you have houses.

A readiness checklist for each house

Each house has a checklist marked ready, missing or only needed in some cases. It covers:

  • the address and postcode;
  • the gas safety record, if the house has a gas supply;
  • the electrical safety report (EICR);
  • the energy performance certificate (EPC);
  • the shared house licence, if you have one;
  • for each room, the documents given to the tenant and whether the deposit is recorded as protected.

Upload a missing certificate from its row. For a gas, electrical or EPC certificate, Rentap then asks whether to send it to the current tenants.

Every certificate in one download

"Download all certificates (ZIP)" gives you the house's current certificates from the compliance calendar in one file, ready for when you register. Houses with something missing also show under "Needs attention" on your dashboard.

What Rentap doesn't do

Rentap doesn't register your houses and doesn't pay any fee for you. The official service also asks about the bedrooms, the people living there, the rent and you as the landlord. The page shows the fee as published on GOV.UK. The rules are new and may still change. This isn't legal advice.

Questions

Does Rentap register my houses?

No. You register each house on GOV.UK. Rentap shows when each house must be registered and helps you have the information and certificates ready.

How does Rentap know my dates?

It works out each house's council and region from its postcode, then uses the opening dates and deadlines for that region.

Are the dates final?

No. They come from draft regulations that can still change, so check GOV.UK before you register. This isn't legal advice.
