Making Tax Digital figures by quarter

Rent and expenses for each MTD quarter in HMRC's categories, with deadlines and a CSV.

Start free – no card

Rentap adds up the rent you've received and the expenses you've paid for each quarter of the tax year, grouped into HMRC's UK property categories. You see each quarter's deadline and can download the figures as a CSV for your Making Tax Digital software or your accountant. Rentap doesn't send anything to HMRC.

Who has to use Making Tax Digital

Making Tax Digital for Income Tax applies to landlords and sole traders whose qualifying income is over HMRC's threshold. Qualifying income is your income from property and self-employment before expenses. HMRC's dates are:

Qualifying income over In the tax year Use it from
£50,000 2024 to 2025 6 April 2026
£30,000 2025 to 2026 6 April 2027
£20,000 2026 to 2027 6 April 2028

Check on GOV.UK whether it applies to you. This isn't tax advice.

Each quarter, added up

Choose the tax year: this year or the two before. Each quarter shows rents received, your expenses by HMRC category, total expenses and profit. "This quarter" shows just those three months, and "Tax year to date" adds up everything since 6 April.

Quarters run 6 April to 5 July, 6 July to 5 October, 6 October to 5 January and 6 January to 5 April. Each update is due by the 7th of the month after the quarter ends. Each quarter is marked not started, in progress, update due or deadline passed.

In HMRC's categories

Rentap puts each expense into one of HMRC's UK property categories, based on the category you chose when you added it: premises running costs, repairs and maintenance, financial costs, professional fees, cost of services, travel costs and other. This is a suggestion; your accountant decides.

Major works are left out because they may be capital spending, and the page shows how much was left out. Mortgage interest isn't recorded in Rentap, so it isn't in these figures.

Download the figures

"Download figures (CSV)" gives you each HMRC field with this quarter's amount and the tax year to date. Enter them in your MTD software, or share your records with your accountant from the same page.

What Rentap doesn't do

Rentap isn't HMRC-recognised MTD software and doesn't submit quarterly updates or your tax return. It keeps your rent and expenses tidy all year, so the figures are ready when you or your accountant send them.
