Rentap sends your tenancy agreement, or any PDF, to your tenants to sign online. Each tenant, and any guarantor, gets an email link and a one-time code. They read the whole document and sign on their phone or computer, without a Rentap account. When everyone has signed, the signed copy is saved with the tenancy.
Your agreement, signed online
Upload your own agreement as a PDF, or pick one from the house's documents. Rentap doesn't write the agreement for you: you bring the document you already use. Every tenant on the tenancy is asked to sign, and each one needs an email address.
You can sign it yourself before you send it, while you're signed in to Rentap, or say you've already signed it. Add a short message if you like.
No account for tenants or guarantors
Each signer gets their own link by email. Before they sign, Rentap emails them a 6-digit code to check it's really them. They see every page, type their name, can draw a signature if they want, and confirm.
Add up to four guarantors. You only need a guarantor's email: if you don't know their name, they type it when they sign.
Reminders and changes
Rentap sends a reminder 3 days and 7 days after you send it, using the same link. You can send a reminder yourself at any time. If an email address was wrong, fix it and a new link goes out; the old one stops working. You can cancel a request, and a signer can decline with a reason. A link works for 30 days.
The signed copy and its certificate
When the last person signs:
- every page is stamped with the request's reference, like RS-7K4M-2QX9;
- a certificate of completion is added at the end, listing each signer, their role, email, when they signed, how they were identified, their IP address and device;
- the signed PDF is emailed to everyone who signed and to you;
- it's saved to the house's documents, and the tenancy agreement is ticked on the tenancy as "Signed with Rentap".
Every step is kept in a log that can't be changed.
Anyone can check a signed copy
Anyone with a copy of the signed PDF can check it at app.rentap.app/verify. Rentap compares the file's fingerprint with the documents it has completed and says whether it matches, who signed it and when. The file you check isn't stored.
Included in your plan
There's no fee per agreement or per signature. E-signatures are part of the same plan as everything else, at £2 per rental a month.
Are electronic signatures valid?
In England, an electronic signature can be used to sign most contracts, including most tenancy agreements. Section 7 of the Electronic Communications Act 2000 lets electronic signatures be used as evidence, and the Law Commission's 2019 report on electronic execution of documents found that an electronic signature is valid when the person means to sign and any other formal rules are met.
Some documents are different. A lease for more than three years must be made by deed, and a deed has to be signed in front of a witness who is physically there. Rentap's e-signature has no witness step, so it isn't for deeds. Keep a copy of each signed agreement for at least six years. This isn't legal advice.
